Screening Criteria
OPPM SCREENING CRITERIA
0 We accept applications from anyone interested in any of our available properties.
0 Applications are fully reviewed in the order they are received. Applications must be FULLY completed in order to be considered. An application is considered complete once the application has been submitted and copies of IDs and proof of income have been emailed, for every person over 18 who is applying to live in the residence.
0 Each applicant over the age of 18 will be screened for the following: Financial/Credit background, Criminal background, Prior rental history and Eviction history.
APPLICATION CRITERIA
0 Each prospective tenant over the age of 18 must fill out an application—no exceptions.
0 Each applicant must pay the $30 application fee at time of applying. Application from every tenant over 18 must be complete and submitted to be considered. This is a non-refundable fee.
0 The first qualified applicant(s) will be accepted. Once accepted, a lease agreement will be sent to all applicants for signature. This lease agreement must be signed within 48 hours or we reserve the right to move on to the next approved applicant(s). Approved applications are valid for 30 days from approval.
FINANCIAL REQUIREMENTS
0 Total household income must total 2.5 times monthly rent, minimum.
0 Proof of income is required and must be verifiable. Acceptable proof of income includes: Pay stubs, award letters for various assistance programs or current tax records in conjunction with bank statements (if self employed).
0 A credit score of 625 or higher is required. Negative reports including late payments, collections, judgements, high debt load or bankruptcies, may be denied. In some cases, exceptions can be made with an additional security deposit.
CRIMINAL SCREENING
0 We run a criminal background check on each applicant. Applicants will be denied for any of the following: drug related crimes (especially within last 3 years), person crimes, sex offenses, any crimes involving financial fraud or any crimes involving previous landlords or tenants within same residence as applicant. Drug related offenses will be considered on a case by case basis given current local laws and regulations.
ADDITIONAL INFO
Any applicant may submit, in writing, a request for exception to any of the above requirements. These can be emailed to: info@oregonpremierpm.com at the time that application is submitted.
Any false or misrepresented info provided will result in immediate denial.
Security Deposit must be paid within 72 hours of signed and executed lease. This holds the unit for the approved applicant(s) until move in. Move in must occur within 2 weeks of approval. Exceptions to this may be made on a case by case basis at the discretion of the Property Manager.
Any pro rated rent due must be paid before move in date/time and before keys will be issued. Proof of insurance must also be received.
Exceptions to any of the above requirements may be made at the discretion of the Property Manager with additional deposit.
